This is a public notice of a development proposal that may interest you. You have the right to comment on this application, receive notice, request a copy of the decision once made and appeal the project decision. Please be aware there are deadlines for comments and appeal; if you do not adhere to these deadlines, your comments may not be considered and/or you may lose your right of appeal. Please read this notice carefully and call the City of Port Orchard Department of Community Development (DCD) if you have questions. Date of Issuance: March 1, 2024. File Number: LU24-PLAT PRELIM-01. Project Name: McCormick North Village Residential West Preliminary Plat. Type of Application: Preliminary Subdivision (Type III). Parcel Number: 5695-000-084-0107. Applicant: Patrick Hopper, Contour Engineering, LLC, PO Box 949, Gig Harbor, WA 98335. Date of Application: January 8, 2024. Date Application was Determined Technically Complete: February 22, 2024. Site Description: Generally located between SW Old Clifton Rd & SW Yarrow St. Project Description: Preliminary subdivision of a 9.63-acre parcel into 80 individual lots and 17 tracts for future residential construction. The SEPA Official for the City of Port Orchard issued a DNS on March 6, 2023 for the entirety of the McCormick North Phase III Village Residential West, McCormick North Phase III Village Residential East, and McCormick North Phase III Village Commercial developments. This DNS was not appealed. Existing Studies and Environmental Documents Evaluating the Proposal: March 2023 SEPA DNS, Geotechnical Report, Landscape Plans, Tree Preservation and Replacement Plan, Revised Wetland and Fish and Wildlife Habitat Assessment. Any interested person may comment on this application. The comment period will remain open for 14 days. The deadline to submit comments is March 15, 2024 at 4:30pm. The application file may be examined at DCD, 720 Prospect Street, Port Orchard, WA 98366, by appointment between the hours of 8 AM and 4 PM, Monday through Friday, except holidays. To schedule an appointment please call 360.874.5533 and indicate the Permit Number and Project Number for the file you would like to examine. A Type III permit is a decision of the Hearing Examiner. After an open record hearing, the Hearing Examiner will issue a decision within 14 days of the close of the record.
