Applicant: McCormick Communities, LLC, 805 Kirkland Ave Suite 200, Kirkland WA 98033. Date of Complete Application: October 17, 2025. Site Description: Located along the unopened ROW of St. Andrews & Hawkstone Ave within McCormick Woods. Assessor Parcel Number 092-301-1-005-2002. Nearest road intersection: St Andrews Dr SW & Donnegal Cir SW. Size: 23.21 acres. Description of Proposal: Preliminary subdivision into 77 lots for future single family residential development. SEPA Threshold Determination: The City of Port Orchard issued a Determination of Non-Significance on August 15, 2025, consistent with WAC 197-11-340, WAC 197-11-680, and POMC Title 20. Applicable Code(s): Port Orchard Municipal Code Title 20, WAC 197-11 SEPA.
