Generally located near the intersection of Sedgwick/Glenwood Rd SW and Glenwood RD SW.  Section 10 Township 23N Range 1E (SE/4) Zoning District: Commercial Mixed Use (CMU) Shoreline Designation: n/a Project Permits included with Application: Site-Specific Rezone Description of Proposed Project: The proposal consists of a site-specific rezone of the subject property from Commercial Mixed Use (CMU) to Industrial Flex (IF). Future proposed development includes the construction of an approximately 10,000 square foot office building and a shop/storage building that is proposed to be approximately 11,500 square feet. Associated parking, stormwater improvement, utility improvements, and other required site improvements will be included with the development.  Preliminary State Environmental Policy Act (SEPA) Determination:The City of Port Orchard has reviewed the proposed project for probable adverse environmental impacts and expects to issue a Determination of Nonsignificance (DNS) for this project. The optional DNS process in WAC 197-11-355 is being used, consistent with POMC 20.160. The proposal may include mitigation measures under applicable codes, and the project review process may incorporate or require mitigation measures regardless of whether an EIS is prepared. Existing Studies and Environmental Documents Evaluating the Proposal: SEPA Checklist, Wetland Delineation Report Other Applicable Codes Which May Require Additional Project Review / Permits: The following local, state, and federal permits/approvals are needed for the proposed project: SEPA Determination, Site-Specific Rezone Public Comment Period and Appeals:  Any interested person may comment on this application. The comment period will remain open for 21 days. The deadline to submit comments is July 27, 2021. Any interested person may request notification of any hearings or meetings and request a copy of the decision once made.
