DETERMINATION OF NON-SIGNIFICANCE (DNS)
PROJECT: McCormick Planning Areas F, H, and M subdivisions, St. Andrews park development, and a sanitary sewer lift station with utility bridge over Ruby Creek. PERMIT APPLICATIONS: LU24-Plat Prelim-03, LU24-Plat Prelim-04, LU25-Plat Prelim-01. Location OF PROPOSAL: Within the McCormick Woods residential development, in the SE quadrant of McCormick Woods. Parcel numbers 092301-1-005-2002, 092301-4-004-2007, 162301-1-021-2003, 092301-4-002-2009, 162301-1-020-2004 and 162301-1-019-2007, 092301-1-009-2008, 092301-4-005-2006. DESCRIPTION OF PROPOSAL: The development area is 160 acres and includes Planning Areas F, H and M and a small tract of land adjacent to Planning Area K for the St. Andrews Park site. These developments would create approximately 380 new single-family lots / homes with the supporting infrastructure that includes but is not limited to roads, sewer, water and storm utilities, power and telecommunications utilities. A utility bridge crossing over Ruby Creek and a new sanitary sewer lift station are required to serve these subdivisions, allowing for sewer and water connections to be made between Planning areas L and M on the south side of the creek and J to the north where the lift station is located. DETERMINATION: The lead agency for this proposal has determined that it does not have a probable significant adverse impact on the environment. The decision was made after review of a completed environmental checklist and other information on file with the lead agency. This information is available to the public on request. This Determination of Non-Significance (DNS) is issued August 15, 2025 under WAC 197-11-340 and POMC Title 20. Comments must be submitted no later than 4:30 p.m., on August 29, 2025, 14 days from the date of this notice.
