MODIFIED MITIGATED DETERMINATION OF NONSIGNIFICANCE
This is notice of the issuance of a SEPA Modified Mitigated Determination of Nonsignificance that may interest you. You have the right to comment on this determination, receive notice, request a copy of the decision, and appeal this SEPA Determination. Project Location: 1570 & 1600 SE Vallair Ct, Port Orchard, WA 98366 Project Description: Site development and construction of a office building, sidewalks, landscaping, improvement of Vallair connector as described in the adopted Bethel Sedgwick Corridor Plan, and improvements to the existing Vallair Court roadway. Associated improvements for the project site to be constructed include parking areas, vehicle and pedestrian circulation facilities, landscaped areas, a business access driveway, refuse enclosure areas, all required wet and dry utilities, stormwater drainage facilities and frontage improvements to adjacent roads. Primary business access will be from SE Vallair Court aligned with the existing business access to the north. Future additional access to the business will include a driveway from the future dedicated Vallair connector road. The project site is zoned Commercial Corridor (CC). The size of the project site is approximately 42,253 sf (0.97 acres). SEPA Determination: The City of Port Orchard, as lead agency for this proposal, after reviewing a completed environmental checklist and other information on file, has determined that the proposed project may have an adverse impact on the environment and mitigating conditions have been included with this determination to offset these impacts. An environmental impact statement (EIS) is not required under RCW 43.21C.030 (2)(c)), provided the SEPA conditions listed below are used to mitigate potential adverse impacts, Information on file for this proposed project is available to the public on requests to the lead agency. The City of Port Orchard has modified the MDNS issued on August 15th, 2025 in consideration of the following changes: The applicant has revised the proposed site plan to now include a business access driveway off Vallair Court. This change should not result in adverse impacts to the transportation system. Project Permits: PW25-007, PW25-008, & PW25-009 Public Comment and Appeal Deadline: Comments are due by January 28, 2026 at 4:00pm.
