MITIGATED DETERMINATION OF NONSIGNIFICANCE (MDNS) FOR THE RIDGE AT STETSON HEIGHTS SUBDIVISION

DESCRIPTION OF PROPOSAL: The preliminary subdivision of 20.77 acres into 108 single family lots and 6 tracts located on a “Future Development Tract” within the Stetson Heights subdivision. All lots will access from the proposed internal public roads. General improvements will include water service, sanitary sewer service, a storm drainage collection and conveyance system, and other utilities such as telephone, and power. PROPONENT: SHOR, LLC, Jeffrey Bivens, 27375 SE Parkway Ave, Wilsonville OR 97070 LOCATION OF PROPOSAL: This project is located in Section 10, Township 23N, Range 1E, Willamette Meridian, Kitsap County, Washington. The site is located within in the central part of the Stetson Heights subdivision. Tax parcel #102301-3-007-2003. LEAD AGENCY: City of Port Orchard

SEPA DETERMINATION: The City of Port Orchard, as lead agency for this proposal, after reviewing a completed environmental checklist and other information on file, has determined that the proposed project may have an adverse impact on the environment and mitigating conditions have been included with this determination to offset these impacts. An environmental impact statement (EIS) is not required under RCW 43.21C.030 (2)(c), provided the SEPA conditions listed below are used to mitigate potential adverse impacts. Information on file for this proposed project is available to the public on request to the lead agency. This Mitigated Determination of Nonsignificance (MDNS) is issued pursuant to WAC 197-11-350 and POMC Title 20. The City of Port Orchard will not act on this proposal for twenty-one (21) days from the issue date below. Comments must be submitted no later than 4:30 p.m. October 21, 2022 to the City’s Responsible Official.
